- Landscaping
- HOA to request larger mulch/bark to do in 2025. Quote to be requested based on last year maps for review. Based on current feedback, steep discounts are being offered for completion within winter months (January/February).
- Tim’s costs are increasing next year. Board looking at options to:
- Reduce costs and/or increase service
- Tim’s ability to provide service reports
- Tract D BlackBerry cleaning frequency (potential homeowner responsibility)
- Tim’s to provide verification of service or an al le carte menu
- Tim’s to provide a more detailed schedule.
- Approval of Tim’s Contract on hold pending additional quote from alternative providers (note: the board voted after this meeting between meetings to go with Rain City instead).
- Old Business
- Open Issues that require board approval
- Nothing at this time.
- CC&R Amendment Progress
- The Board will consider revisions to Article XII Section 8 – Garbage and Refuse and Article XII Section 20 – Gardens, Play Equipment, Sport Courts, Pools, Spas and Basketball Standards.
- Enforcement of basketball hoop and garbage cans standards will remain on hold pending the outcome of the official vote from homeowners.
- Doug to add comments and recirculate with the board prior to sending to the Attorney.
- Community Security
- Matt to investigate block watch as a future option. To be discussed at HOA Meeting.
- Track D Safety
- A few safety concerns have been raised regarding motorized vehicles in Tract D. HOA can work with City of install no trespassing signs to mitigate liabilities. Board to review further in 2024.
- New business

- Tract D Landscaping
- HOA to continue to prune/maintain blackberry bushes in Tract D up to homeowner fence lines (potions on homeowner property). Board to draft notification letters to affected homeowners for awareness for awareness.
