  • Property Manager’s Report
    1. Tim’s Landscaping
      1. HOA to request larger mulch/bark next year next year. Quote to be requested based on last year maps for review.  Based on current feedback, steep discounts are being offered for completion within winter months (January/February).
      2. Board reviewing options for Tim’s Landscaping to remove blackberry bushes in Track D along homes. Contract includes two removal events through the calendar year.

 

  • Old Business
    1. Open Issues that require board approval
      1. Nothing at this time.
    2. CC&R Amendment Progress
      1. The Board will consider revisions to Article XII Section 8 – Garbage and Refuse and Article XII Section 20 – Gardens, Play Equipment, Sport Courts, Pools, Spas and Basketball Standards.
      2. Enforcement of basketball hoop and garbage cans standards will remain on hold though June 2023 pending the outcome of the official vote from homeowners.
      3. Doug to add comments and recirculate with the board prior to sending to the Attorney.
    3. Community Security
      1. Previously discussed potential solutions including: http://www.flocksafety.com/
      2. Based on current laws, systems similar to Flock Safety are not enforceable by law enforcement.
      3. Gate systems are not realistic as it would require the HOA to purchase and maintain the street and all utilities within the neighborhood.
      4. Matt to investigate block watch as a future option. To be discussed at HOA Meeting.

    1. New Events
      1. Board to review events for next year and develop calendar to circulate at HOA Annual Meeting. Matt to distribute calendar to board for review ahead of HOA meeting.
    2. Inspection Updates
      1. New options to see open issues by lot on website to support inspections.
    3. Track D Safety
      1. A few safety concerns have been raised regarding motorized vehicles in Tract D. HOA can work with City of install no trespassing signs to mitigate liabilities.  Board to review further in 2024.
    4. Yearly HOA Meeting scheduled for December 12th at 7:00pm.
